AMEREN UE SHORELINE MANAGEMENT BOAT DOCK PLACEMENT
Concerning all White Branch Resort lake shoreline from 3rd street (Nixon Rd) thru/along east edges of lots 1-2-3-4-5, block 1, 1st addition, terminating at west side of walkway. As stated in the Blackman deed of 5-22-1987, and shown on the White Branch Resort map.
This land is private property solely owned by WBPOA, Inc membership.
Any use there of, including use of the boat ramp and park area, is restricted to WBPOA members in good standing.
Boat docks/slip permits are controlled by the WBPOA board of directors (governing body) in affiliation with AmerenUE Shoreline management. Rules for obtaining and maintaining a boat dock in this area are outlined by AmerenUE Shoreline management’s Boat Dock Placement below.
Since only applicants that own shoreline property or that have written permission from a shoreline property owner may apply for a boat dock permit, any boat dock attached to WBPOA shoreline property must have the written permission of the WBPOA governing body official.
Such written permission may be given only to WBPOA members. Permission will be renewed automatically on a yearly basis, providing the permit owner is current with WBPOA dues at the time of the yearly permit expiration. Should the owner lapse in membership dues payments, permission may be revoked and the permit cancelled, resulting in eviction of the boat dock from the assigned location on WBPOA property. In addition, a lien may be placed on the owner’s real estate, and/or the personal property occupying the space on WBPOA property in the amount of delinquent dues, with possible further penalties as directed by the WBPOA governing body.
WE DO HAVE SOME DOCKS THAT NEED IMMEDIATE REPAIRS BEFORE AmerenUE SEES THEM.

The applicant must own or have rights to shoreline property to which the proposed dock is to be attached. Documentary proof of such ownership or permission must be provided with application submittals (e.g., warranty deed, permission letter).

Applicants who do not own shoreline property must provide written permission from the shoreline property owner for the placement of the dock attached to their property.

Docks cannot be located adjacent to subdivision easements, common ground, or docking areas without a written agreement from the current subdivision trustees or other governing body that controls the easement area. In the absence of subdivision trustees or other governing body, the applicant must obtain approval from all of the current property owners who have rights to the easement.
IF YOU HAVE A DOCK FOR SALE, IT IS REQUIRED FOR YOU TO CONTACT YOUR BOARD OF DIRECTORS. WE HAVE A DOCK LIST OF PEOPLE THAT ARE IN GOOD STANDING WITH THE ASSOCIATION. IT IS APPRECIATED THAT YOU USE THIS LIST TO OBTAIN A BUYER FOR YOUR DOCK.
IF YOU WOULD LIKE TO BE ON THE LIST YOU MUST BE AN ASSOCIATION MEMEBER IN GOOD STANDING. WRITTEN REQUEST IS ACCEPTED ONLY TO THE BOARD OF DIRECTORS. YOU THEN WILL BE PLACED ON A LIST IN ORDER OF DATE. IF SOMEONE IS REMOVED FROM THE DOCK LIST YOU WILL BE MOVED UP ON THE LIST ACCORDING TO REQUEST DATE. Any dock or property owner who fails to obtain a permit, fails to comply with the terms of a permit issued, or fails to comply with AmerenUE policies or directives at Lake of the Ozarks shall be liable for all costs—including attorney’s fees and interest—incurred in the enforcement of AmerenUE’s permit provision |

Just a reminder that you are responsible for the weeds, trash, and any debris around your walk ways. The grass is being mowed by volunteers. You need to get your walkways taken care of .This not being done and it makes the water front look terrible. When there is high weeds the snakes are in abundance, and have already been a problem. Thank you in advance.
White Branch Cove is located?
Lake Ozark- Osage River 89.3 Mile Marker White Branch Cove Subdivision Section 22-Township 40N- Range 22W. Benton County, Missouri. Rules governing all docks in White Branch Cove complied and approved By White Branch Property Owners Association Board of Directors September 1992
1.)White Branch Property ownership is required for individuals to obtain a dock space of a new dock in the subdivision governed by White Branch Property Owner's Association
2.)Proper authorization and approval of a modification/new dock application is required.
All applications must receive the approval of the approval of the White Branch Association.
3.)Each dock must be maintained in the condition for which the permit was issued.
4.)No change or modification is permitted to any dock structure, without completing a modification application. The application must be sent to the assoc. president and approved by the president prior to any modification or change.
5.)The assoc. recommends that all docks be bolted into concrete slabs. This marks the original dock location and eliminates a degree of drifting with changes in water levels when walkways are attached to the slab.
6.)slide poles are excellent, but are an option for dock owners.
7.)Dock owners are responsible for cleaning water of all debris, such as old wood that may drift into the cove. No cans, papers, old cables, etc. may be left around the dock area. All such items are to be disposed of in a proper manner by boat dock owner.
8.)Dock owners are responsible for keeping the grass and weeds cut down around their individual dock spaces.
9.)Size regulations apply to any dock modification or when building a new dock. No dock may exceed 16' in width nor be more than 20' to 24' long. No dock modifications may have more than one boat well. No swim space between docks is permitted, although dock owners have the option of installing the ladder at the front of the dock. Roof structures are optional, with approval, but may not exceed 8' in height at the eave. Dock length is dependent on the depth of the cove.
10.)Property owners may not sell a dock in deteriorated condition. Deteriorated docks create problems for both Union Electric and Bagnall Dam when deteriorated portions of the dock drift into the main channel. A property owner may not retain an old permit without the dock or sell the space to another property owner. Such space must have an existing dock, in permitted condition, or that space will be given to the next property owner on the waiting list for dock space.
11.)No property owner can claim a deteriorated dock and have the issue permit transferred.
12.)All dock owners must follow the application procedures for new or modified docks prior to any changes in existing dock structures, or prior to building a new dock.
